“Small Business Saturday?” ~ Saturday After Thanksgiving!

Did you know this coming Saturday is “Small Business Saturday?”

Join me this Saturday, November 26th, for one of the biggest kickoffs to the holiday season. For many of us, the most common Thanksgiving weekend traditions are usually: eating turkey on Thursday with family and friends, and then checking out the bargains on Friday. Don’t forget to add shopping at local small boutiques on Saturday!

Starbucks_Haynes_V__A58FStarbucks-2_V__4581In just four short years, the Saturday after Thanksgiving has become a day where Americans can show their support of neighborhood businesses. The Small Business Saturday campaign was established by American Express in 2010 to encourage people to buy from independent retailers and other small businesses the Saturday after Thanksgiving. A growing number of chambers of commerce, small business organizations and local retailers around the nation are persuading shoppers to bypass the big malls, big-box stores and drop in to your local shops, right in our own backyard.

This year, think about all the small businesses located in and around Alpharetta, Johns Creek, Milton and Roswell — independent bookstores, dress shops, children’s clothing stores, home décor shops and many more fantastic boutiques. Show your support by shopping at, these local, independently owned businesses. You will be buying locally, supporting independent retailers and reinvesting money into the local economy. The retail environment has really changed over the past 10 years; many people are buying online without even leaving their homes. If you appreciate having independent businesses around your community, you need to show your support of them.

Stop by your local boutiques and find something special for you, or
someone you love, that you just can’t live without!

It’s going to be a day full of fun around town!

Details_Kim Dherty_V__AEE3Details -2_V__AF02Sooo….this Saturday as many of our independent merchants open their doors, greet them with hopeful success by shopping with them on Small Business Saturday.

Grab yourself a hot beverage and follow me as I head off to my local specialty shops. Here are some of my and the WOW Team’s favorites:

Make Your Voice Heard – Neel, Robinson & Stafford, LLC

Aerials-150828-web-37Here is some great information from our friends at Neel, Robinson & Stafford.
It is going to be a busy election year both locally and nationally. Read on for some tips in exercising your right to vote.

November will be an exciting month for our country!  We will exercise our right to elect a new President of the United States and many other important officeholders.  Make sure you are registered to vote and that you take the opportunity to do so.  Here is pertinent information to make sure you can exercise your right to vote.

  • The Georgia Secretary of State registers voters and oversees elections.  On their website, www.sos.ga.gov , you can:  locate your voting location, register to vote, obtain key election dates, identify early voting locations and see sample ballots.
  • To vote in the Presidential Election on November 8, 2016, you must be registered by October 11, 2016
  • Georgia law requires Georgia residents to show photo ID when voting in person.  You may show a driver’s license (even if expired) , government employee ID, US passport, Military ID, Tribal ID, free ID card issued at any county registrar’s office or Driver Services (DDS) office or certain College Student ID.
  • If you vote early there are numerous locations in your county in which you can vote. Early voting for the Presidential Election begins October 17, 2016. A list of locations and the hours/days (Saturday hours are available at some locations) for voting at those locations is available on the Georgia Secretary of State website listed above.   If you vote on election day, you must vote at the location designated as your polling place; again, you can find your designated polling place on the Georgia Secretary of State website.  The hours to vote on election day are 7:00 a.m. to 7:00 p.m.
  • Military and Overseas Voting for Georgia residents is available.  They may choose to receive their ballots by mail or electronically but all ballots must be returned by mail.

Luxury Living in Ellard

EllardLogoIf you are unfamiliar with this private gated community it is worth a look. Situated on 168 acres of the Chattahoochee River, Ellard residents enjoy uncommon natural beauty with 90 acres of green space, 4 interior parks including Conservatory Park wherethe annual Easter Egg hunt occurs. The unique collection of classic homes, diverse in architectural styles, are inspired by American home types found in the Mid-Atlantic and Southeastern United States between 1750-1930. Yet, modern livability has imprinted its own classic mark in each home with luxurious owners suites, chef kitchens and all the bells and whistles expected in executive estate homes. Luxury Living in Ellard is available. Follow this link to learn more.

8625-Ellard-Dr-web-10Conveniently located adjacent to Ellard Village, residents can walk to upscale boutiques, fine dining and work out facilities. Walk to your local Starbucks or enjoy some of the best Sushi around at Sushi Uchi!

The historic Chattahoochee River has always shaped the character of this area. Inhabited by the Creek Indians, and then the Cherokee tribe it eventually was settled by Thomas Ellard who purchased some 1284 acres of land including the Holcombe property in 1910. After his death a few years later, his wife Mary Pearl Ellard kept about 400 acres and farmed it with the help of Laurence Garrard. Laurence married Mrs. Ellard’s daughter where they lived until 1992. Time and time again developers called on them to sell their land. My son, Larry played with son Greg on the land discovering arrowheads and searching for civil war treasures. After the death of the Gerrard’s, part of the land became available due to an estate tax situation and Ellard was born. Ellard became a beautiful legacy to the history of the bygone eras affording much park land and tree-lined/lamp lighted sidewalks, porches and verandahs bringing neighbors together with modern conveniences.

Discriminating charm includes a caretaker’s cottage reminiscent of entries to estates in England circa 18th century. This gate house ensures 24 hour guarded security.

8625-Ellard-Dr-web-48The Georgian-style clubhouse (Conservatory) is located on a 4 acre preserve near the Chattahoochee River and includes a large gathering area with Stone fireplaces, full kitchen, covered veranda and stone grotto with showers and changing rooms for private pool. Tennis is a very
active pastime where coaching and ALTA meet on the 2 lighted tennis courts every week. Walking trails weave through the community and along the Chattahoochee River where fly fishing and canoeing are a weekend delight.

This sanctuary is a special place ~ not too big, but an intimate refuge away from the fast lane. This is why so many residents call it “home.”

Atanta – Top 5 Markets to Watch

The WOW Team knows how to Live Atlanta Luxury“Atlanta is one of the Top 5 Markets to Watch in – 2016.”
The Urban Land Institute (ULI), is a nonprofit research organization who recently published its Emerging Trends in Real Estate report. They report that individual real estate markets are ranked based on their performance (and their expected performance) in three primary areas: investment, development, and home building. The general consensus is that Residential and Commercial real estate in Atlanta will thrive throughout 2016.

Aerial Photography by:  Joshua Vensel / VENVISIO, LLC

Why?
A) Home Building is still far behind our peak of 60,000 permits in a year. In 2014 according to the U.S. Census there were neawrly 27,000 permits pulled. This year’s stats haven’t been released yet but we suspect a healthy increase over 2014. However, there is still a notable lack of New Home construction in ALL price categories.
B) Resale Inventory remains low with less than 5 months of inventory in most price categories. Many homeowners are stuck because they don’t have enough equity to make a move worthwhile;
C) There is a pent up demand by homeowners who HAVE regained enough equity to sell and trade up.
Caveat: The Luxury market is a different story. Luxury homes is defined here as homes with a value of over $1.million. Depending on what geographic area you are in the inventory may fluctuate between 1-2 years. This too is better than a few years ago when inventory was between 2-3 years in the Luxury price points above $1.million.

Here are the Top 10 Markets:

• Dallas/Forth Worth, TX
• Austin, TX
• Charlotte, NC
• Seattle, WA
• Atlanta, GA
• Denver, CO
• Nashville, TN
• San Francisco, CA
• Portland, OR
• Los Angeles, CA

Chief economist Lawrence Yun says the trend represents the release of pentup demand by homeowners who have regained enough equity to sell and trade up. But when you combine that with homeowners who might move but are stuck because they don’t have enough equity, plus a notable lack of newly built homes, you have a short.

It Takes Only A Mustard Seed

The following is insight to a program that Diane Rochford, the WOW Team and I hold dear to our hearts.
It has been an adventure & an experience of a lifetime.

1- Orphanage_16602-OrphanageThe Mustard Seed Communities opened an orphanage in Managua, Nicaragua (circa 2000) to assist the handicapped and/or mentally challenged children throughout Managua.  It was a last resort for abandoned children.  But there was another group equally desperate.  A group comprised of 300 families mostly consisting of women and children living inside the city dump, La Chureca.

From 2004 Mustard Seed had a feeding program within La Chureca, to aid the many desperately poor. This was only a temporary fix.  La Chureca has since been closed but tremendous poverty still exists outside the dump.

They say that if you give someone a fish you feed them for a day but if you give them a fishing pole you feed them for a lifetime.

A volunteer daydreamed about an education center where women could learn to sew and thus help support her family. It takes Only a Mustard Seed!

'Diane Rochford with recent 2015 graduate.'

In 2006 a group of dedicated individuals found a vacant building, and after a week of renovations and sewing classes we had our first classroom.  A teacher was hired before our departure to insure that the classes would continue.  Fast forward 9 years … today this center has become a force with momentum, growing on its own.  A new reality has unfolded where women can come to meet free of charge and learn to sew, tailor, alter clothing, and simply support one another in fellowship.   Baking classes and English lessons have also been added Student Baker_IMG_1808to supplement the sewing curriculum.  Upon graduation, the sewing graduates are given a sewing machine and the bakers are given a mixer.

1-Graduation Class_IMG_1721

Our 9th graduation of yearlong curriculum program – Sewing & tailoring graduates, Baking graduates, and English language graduates.

2-Graduation Class_IMG_1721The Rags to Bags program is an auxiliary program.  One of a kind handbags are made from otherwise discarded fabrics from the states.  Think of all that drapery fabric that might be otherwise thrown into landfills all for the sake of a new homeowner’s style preference!  Expired sample fabric books found in upholstery shops is another resource for great fabrics.  In the words of the ladies constructing the handbags . . . “We love working with such exotic fabrics!”  In the words of the many repeat customers . . . “We can’t wait to see the new styles!”

So, for the past 9 years Diane and I have gone down once a year, and sometimes twice a year to help bolster the programs growth.  Mostly now the program runs itself and we come to celebrate the graduations each October.  It’s been a joyful adventure.  From the orphanage we have seen a small seed take root and blossom into many beautiful branches.  In the Sewing Center We have witnessed women realize their self-worth, bloom with self-esteem and re-discover hope.

20 He replied, “Because you have so little faith. Truly I tell you, if you have faith as small as a mustard seed, you can say to this mountain, ‘Move from here to there,’ and it will move. Nothing will be impossible for you.” Matthew 17:20

Johns Creek and Suwanee, Georgia

“The area known today as Johns Creek, GA, was once a meeting ground
between the rival Cherokee & Creek People. Inspired by the Chattahoochee River
that acted as a boundary for their tribal nations, they agreed to make
the Johns Creek area a “Sacred Place” where all tribal families
could feel safe
during their peace talks.”

Tom Blue Wolf
Creek descendent| Founder, EarthKeepers

Today Johns Creek remembers past pioneer families with streets honoring these families such as Medlock, Rogers, McGinnis & Buice. These streets and schools are solid reminders of by gone days rich in city history.

By the year 2000 a grass-roots movement was underway to incorporate communities throughout northern Atlanta.
Following Sandy Springs successful example of incorporating in 2005, Johns Creek House Bill #1321 was passed and signed by Governor Sonny Purdue July 18, 2006. Residents gained more control over traffic growth and quality of life.

The River Club Golf Center

Suwanee started out as an Indian village. It was centered around the Chattahoochee River, but unlike the NEW city of Johns Creek, Suwanee was recognized as a city in 1837 with the erection of a post office. Today Suwanee enjoys the pedestrian small town feel with a New Town Center Park. A large interactive fountain called the “Big Splash,” shops and dining al fresco have become a gathering center to the Suwanee community.

The River Club located in Suwanee is home to many executives with stunning homes, nestled along the Chattahoochee River in unspoiled nature. The River Club is sought after for its gated privacy and casual elegance. Rivermoore Park, another master planned community was one of the first planned ‘park neighborhoods’ with an assortment of eclectic homes in various park neighborhoods. It is a nature lovers and walkers paradise with paths and meadow along the Chattahoochee.

WOW – Georgia Property Tax Time

Hello!  It is that time of the year again – back to school, college football season & time to pay your Georgia Property Tax!

Most of the Atlanta metro counties have now released their 2015 property tax bills; see counties and their due dates listed below.
What does this mean for you as a buyer or seller of a home?

  1. All 2015 property tax bills will now be paid at closing even though the due date for the payment may be months or weeks away.  If you, as a seller, have an escrow account established for property taxes, the mortgage company will refund any amount unused in the account once the mortgage has been paid off after closing.
  2. Remember – Cash buyers who have purchased a home earlier this year or buyers that did not establish an escrow account with a loan — you are responsible for paying the entire bill for 2015 in full. (Remember the sellers of your new home gave an estimated prorated share of the bill at closing).
A buyer must pay the bill even though it will not show their name as the owner of record.  The counties send their bills out with the name of the property owner as of January 1, so new buyer’s name will not show up on the property tax bills until 2016.

Recent purchasers and sellers often have many questions regarding the property taxes on your homes – feel free to contact The WOW Team with any questions you may have.

Things are Happening in Roswell

Roswell GA Courthouse - Janet WeidmannExciting things are happening in our Roswell Community!!

Riverwalk Village an ecologically focused development has been haled as the most up and coming pedestrian friendly community in Atlanta!  I am thrilled to hear this development will incorporate the existing river park along Riverside Rd to residential homes, offices, schools, shops, hotel & restaurants and greenspace all within an easy on/off of HWY 400 and Holcomb Bridge Rd.  I am even more excited to hear the bike paths and pedestrian trails will eventually link with the Big Creek greenway with a proposed tunnel under Holcomb Bridge Rd.  Finally, Atlanta will rival other cities with a coherent plan for alternative bike paths and greenspace within a beautifully planned community!

What about traffic?  With an early off ramp you will be home ~ less traffic on Holcomb Bridge Rd., easier commute and potentially with more Class A office space in Riverwalk Village means more options for working in the immediate proximity of your home!

Should existing homeowners
with the larger lots be concerned for future resale?
I would say, ‘not to worry!!’ There will always be buyers who want privacy, larger home lots w/ mature trees and the traditional home.  Although Roswell City Logo_framedthe housing trends are pointing to more communities like Riverwalk Village, homeowners must also recognize that in these newer communities you will be experiencing a more urban lifestyle with closer proximity to neighbors and less privacy.  Recognize that there are all sort of buyer profiles and land is a finite entity.  Those of us on larger pieces of property will always have a unique value proposition.  Dirt prices continue to rise and Buyers will always be weighing their options between the various community options.

The Start of Summer Vacation in Alpharetta, Georgia

Memorial Day weekend often signals
the start of Summer vacation.

Kids have packed away the schoolbooks and replaced them with summer reading lists.  Moms shuttle to swim meets instead of soccer games.  Weather becomes a more constant high of 80+ degrees instead of the intermittent winds, rains and hail of springtime.  Life’s pace actually slows down . . . just a bit!

So take time to look around at all the newest changes taking place in our neck of the woods! The start of Summer vacation proves to be quite eventful here in Alpharetta, Georgia.

Alpharetta Courthouse n Park March Aerial 2015

The New Alpharetta City Hall, Library and Parking Deck.

Have you ventured out to see what’s happening
in Alpharetta lately!

WOW an amazing streetscape is evolving down Alpharetta’s Main Street!  The new city hall sits back regally overlooking a fresh carpet of lawn and trees. A new public library sits adjacent to city hall & street roundabouts and garden pots grace the more pedestrian friendly streetscapes.  In fact Alpharetta’s commitment to revitalizing downtown has increased residential and commercial interests across the whole city.

Avalon a $600 million mixed use development fills the need for high-end retail,  Whole Foods, and executive ‘urban style’ housing , while the downtown area of Alpharetta maintains the historic motif with mom & pop shops such as a favorite of mine Karen’s Fabrics!  Karen has been around for 20 years and is an expert in today’s upscale furniture & window fabric designs at reasonable price points. Before my real estate career  (18 years ago! WOW) I worked with Karen and remember the hey day of swags and jabots!

With Wills Park and now the new city center and Avalon in place we will be looking forward to the ‘bridging’ of these 3 dynamic locations with pedestrian friendly parks, bikeways, and much more!

A new dynamic city center is unfolding and this summer will be transformative in many ways . . . There will certainly be more festivals, concerts, shops and dining to explore.  After years of recession we’re finally digging out and building  up in a big way here in Alpharetta!!!

Happy Summer Everyone!
