The historic Chattahoochee River has always shaped the character of this area. Inhabited by the Creek Indians, and then the Cherokee tribe it eventually was settled by Thomas Ellard who purchased some 1284 acres of land including the Holcombe property in 1910. After his death a few years later, his wife Mary Pearl Ellard kept about 400 acres and farmed it with the help of Laurence Garrard. Laurence married Mrs. Ellard’s daughter where they lived until 1992. Time and time again developers called on them to sell their land. My son, Larry played with son Greg on the land discovering arrowheads and searching for civil war treasures. After the death of the Gerrard’s, part of the land became available due to an estate tax situation and Ellard was born. Ellard became a beautiful legacy to the history of the bygone eras affording much park land and tree-lined/lamp lighted sidewalks, porches and verandahs bringing neighbors together with modern conveniences.

Discriminating charm includes a caretaker’s cottage reminiscent of entries to estates in England circa 18th century. This gate house ensures 24 hour guarded security.

Atanta – Top 5 Markets to Watch

The WOW Team knows how to Live Atlanta Luxury“Atlanta is one of the Top 5 Markets to Watch in – 2016.”
The Urban Land Institute (ULI), is a nonprofit research organization who recently published its Emerging Trends in Real Estate report. They report that individual real estate markets are ranked based on their performance (and their expected performance) in three primary areas: investment, development, and home building. The general consensus is that Residential and Commercial real estate in Atlanta will thrive throughout 2016.

Why?
A) Home Building is still far behind our peak of 60,000 permits in a year. In 2014 according to the U.S. Census there were neawrly 27,000 permits pulled. This year’s stats haven’t been released yet but we suspect a healthy increase over 2014. However, there is still a notable lack of New Home construction in ALL price categories.
B) Resale Inventory remains low with less than 5 months of inventory in most price categories. Many homeowners are stuck because they don’t have enough equity to make a move worthwhile;
C) There is a pent up demand by homeowners who HAVE regained enough equity to sell and trade up.
Caveat: The Luxury market is a different story. Luxury homes is defined here as homes with a value of over $1.million. Depending on what geographic area you are in the inventory may fluctuate between 1-2 years. This too is better than a few years ago when inventory was between 2-3 years in the Luxury price points above $1.million.

• Austin, TX
• Charlotte, NC
• Seattle, WA
• Atlanta, GA
• Denver, CO
• Nashville, TN
• San Francisco, CA
• Portland, OR
• Los Angeles, CA

Chief economist Lawrence Yun says the trend represents the release of pentup demand by homeowners who have regained enough equity to sell and trade up. But when you combine that with homeowners who might move but are stuck because they don’t have enough equity, plus a notable lack of newly built homes, you have a short.

Market is Down YTD Sales are off 7% from Last Year

One of the benefits in working with the WOW Team and Keller Williams is that we have hired a statistician to study the quarterly statistics in our Atlanta Market. First Quarter Stats just came out and I would like to share some of the applicable points to all my clients. I hope you find these findings of value. We strive to keep you always informed and updated.

Keller Williams First Atlanta is outperforming the market ~ because of this we ARE a direct reflection of ‘what’s happening in the Atlanta market.’ Slide 1

  • KW First Atlanta (KWFA) has 20% market share while the other top players trail with 8-10% market share.

and off 12% from YTD 2012

  • This is partially due to the low end homes  not flooding the market and investors getting out of the market.
  • A result of homeowners electing NOT to sell because they don’t know where to move or they are opting to stay put as a more conservative approach to their post-recession lifestyle.

. . . but this will change as the population in Atlanta increases due to the technology hub in Alpharetta, sports and corporate headquarters, etc., etc.

  • The chart right also shows the “TRY-ers” are many and the SELLERS are fewer. The “try-ers” are not going away . . . they still have houses to sell and will be out there again and again in the future.

  • There is a margin of error in a Buyers’ market so trying a higher price initially is conceivable.Emotion drives Buyers in a Sellers’ Market.
    • After trying the market sellers should adjust of understand the consequences . . . so . . . in effect this means . . . In all price points it’s okay to try a price but if after 2 weeks the market responds without an offer then it is important to adjust. (In past Buyers markets with HIGH inventory) it was most important to get the price right immediately.
    • LOGIC drives Buyers in a BUYERS Market; for all the sellers who are in a Buyers’ market (500,000 and above) one needs to make adjustments in price sooner to secure a buyer.
    • Furthermore it is important to note that supply of inventory has increased in every price category from 2013.

Historic Roswell GA ~ a Favorite Community just north of Atlanta

The city of Roswell is named after Roswell King who settled here around 1830.  Roswell built a cotton mill and a plantation but the Civil War brought destruction as Sherman ordered the burning of the mill.    The Smith Plantation home, Barrington Hall, , and  Bulloch Hall still stand  as  testaments to the plantation era surviving the fires and now lovingly restored. Bulloch Hall is most notable as the childhood home of President Theodore Roosevelt’s mother … Mittie Bulloch.

Let’s take a stroll downtown Roswell today.  Bistros, art galleries, boutiques, and fine dining are enjoyed by both locals and tourists alike.  Whatever your palette choice might be you can likely find it along Canton Street. Image

Should We Fear the Shadow Inventory ?

Predictions for housing in 2013 are bullish by most accounts.  That sounds like a fair assessment when supplies are low and demand is up in most market areas such as in Atlanta GA.Rear side of Providence Estate

Low inventory in good homes as well as geographic locations in close proximity to excellent schools drives housing desirability.  Here in Atlanta GA we are seeing “school flight” increasing demands on the Decatur City schools, while the city of Atlanta figures out the redistricting.  We see North Fulton and East Cobb county experiencing unusual demands on the low inventory, increasing the incidences of multiple offers on available “good homes”.

So what about the foreclosures and the short sale shadow inventories that haven’t hit the market yet?  How will 2013 shape up for the housing market in Atlanta and the rest of the country.  According the WSJ… the shadow inventory is overhyped as a housing threat.  The shadow inventory is shrinking.

Salem Dr  After photoAs a residential real estate specialist here in Atlanta I personally see evidence of  foreclosure homes being snapped up by the hearty investor appetite who are buying ‘to hold and rent’. Trimmed inventories and backlogs of investors are further reducing the discount of foreclosures due to competition.  While Atlanta’s market has liberal foreclosure laws (GA. is a non judicial foreclosure state) other states may experience a more difficult transition due to court-administered foreclosure processes to clear bad debt.

Where do you think we’ll be this time next year?!  Will our rear view mirror look back on 2013 as the year housing leaps forward or will the shadow inventory dampen our enthusiasm for the housing rebound?  My optimism tells me 2013 will be a banner year for most of us… most especially in our Atlanta market.  Don’t let the possible shadow inventory dampen your spirits!  Instead raise a toast to new beginnings… and let the New Year begin!!

You don’t know where the housing bottom is until you look in the rear view mirror!

Looking in the rear view mirror~ ahh…. the market has finally turned!!

Ahhh… hindsight is everything!  They say we won’t know when we hit the bottom of the market until we look in the rear view mirror~  well look here!  I saw this moving truck today in my rear view mirror and had to laugh!  Yes, I think we have definitely hit bottom and we are now on our way back up!!!

Typical to spring, the market heats up here in Atlanta,  but it’s been a long while since we have had listings fly off the market in record days!  The Under $200K category is strong.  Buyers are shying away from foreclosures and short sales due to the uncertainty of actually getting a contract to close!  It seems most foreclosure deeds are not of record, so closings are being delayed over and over again.  Buyers are frustrated.  Short sales are really long sales and unless a home is an “approved short sale” from the banks then you, the consumer may have months of waiting for the banks response on whether they accept or reject your offer.  Consequently those homeowners who have a non-distressed house to sell are getting great activity! If the house is staged well and maintained well, as well as realistically priced, then you can count on it selling within 45 days.  Yhea!!!
