“Small Business Saturday?” ~ Saturday After Thanksgiving!

Did you know this coming Saturday is “Small Business Saturday?”

Join me this Saturday, November 26th, for one of the biggest kickoffs to the holiday season. For many of us, the most common Thanksgiving weekend traditions are usually: eating turkey on Thursday with family and friends, and then checking out the bargains on Friday. Don’t forget to add shopping at local small boutiques on Saturday!

The Small Business Saturday campaign was established by American Express in 2010 to encourage people to buy from independent retailers and other small businesses the Saturday after Thanksgiving. A growing number of chambers of commerce, small business organizations and local retailers around the nation are persuading shoppers to bypass the big malls, big-box stores and drop in to your local shops, right in our own backyard.

This year, think about all the small businesses located in and around Alpharetta, Johns Creek, Milton and Roswell — independent bookstores, dress shops, children’s clothing stores, home décor shops and many more fantastic boutiques. Show your support by shopping at, these local, independently owned businesses. You will be buying locally, supporting independent retailers and reinvesting money into the local economy. The retail environment has really changed over the past 10 years; many people are buying online without even leaving their homes. If you appreciate having independent businesses around your community, you need to show your support of them.

Stop by your local boutiques and find something special for you, or
someone you love, that you just can’t live without!

It’s going to be a day full of fun around town!

The historic Chattahoochee River has always shaped the character of this area. Inhabited by the Creek Indians, and then the Cherokee tribe it eventually was settled by Thomas Ellard who purchased some 1284 acres of land including the Holcombe property in 1910. After his death a few years later, his wife Mary Pearl Ellard kept about 400 acres and farmed it with the help of Laurence Garrard. Laurence married Mrs. Ellard’s daughter where they lived until 1992. Time and time again developers called on them to sell their land. My son, Larry played with son Greg on the land discovering arrowheads and searching for civil war treasures. After the death of the Gerrard’s, part of the land became available due to an estate tax situation and Ellard was born. Ellard became a beautiful legacy to the history of the bygone eras affording much park land and tree-lined/lamp lighted sidewalks, porches and verandahs bringing neighbors together with modern conveniences.

Discriminating charm includes a caretaker’s cottage reminiscent of entries to estates in England circa 18th century. This gate house ensures 24 hour guarded security.

Atanta – Top 5 Markets to Watch

The WOW Team knows how to Live Atlanta Luxury“Atlanta is one of the Top 5 Markets to Watch in – 2016.”
The Urban Land Institute (ULI), is a nonprofit research organization who recently published its Emerging Trends in Real Estate report. They report that individual real estate markets are ranked based on their performance (and their expected performance) in three primary areas: investment, development, and home building. The general consensus is that Residential and Commercial real estate in Atlanta will thrive throughout 2016.

Why?
A) Home Building is still far behind our peak of 60,000 permits in a year. In 2014 according to the U.S. Census there were neawrly 27,000 permits pulled. This year’s stats haven’t been released yet but we suspect a healthy increase over 2014. However, there is still a notable lack of New Home construction in ALL price categories.
B) Resale Inventory remains low with less than 5 months of inventory in most price categories. Many homeowners are stuck because they don’t have enough equity to make a move worthwhile;
C) There is a pent up demand by homeowners who HAVE regained enough equity to sell and trade up.
Caveat: The Luxury market is a different story. Luxury homes is defined here as homes with a value of over $1.million. Depending on what geographic area you are in the inventory may fluctuate between 1-2 years. This too is better than a few years ago when inventory was between 2-3 years in the Luxury price points above $1.million.

Chief economist Lawrence Yun says the trend represents the release of pentup demand by homeowners who have regained enough equity to sell and trade up. But when you combine that with homeowners who might move but are stuck because they don’t have enough equity, plus a notable lack of newly built homes, you have a short.

It Takes Only A Mustard Seed

The following is insight to a program that Diane Rochford, the WOW Team and I hold dear to our hearts.
It has been an adventure & an experience of a lifetime.

1- Orphanage_16602-OrphanageThe Mustard Seed Communities opened an orphanage in Managua, Nicaragua (circa 2000) to assist the handicapped and/or mentally challenged children throughout Managua.  It was a last resort for abandoned children.  But there was another group equally desperate.  A group comprised of 300 families mostly consisting of women and children living inside the city dump, La Chureca.

From 2004 Mustard Seed had a feeding program within La Chureca, to aid the many desperately poor. This was only a temporary fix.  La Chureca has since been closed but tremendous poverty still exists outside the dump.

They say that if you give someone a fish you feed them for a day but if you give them a fishing pole you feed them for a lifetime.

A volunteer daydreamed about an education center where women could learn to sew and thus help support her family. It takes Only a Mustard Seed!

In 2006 a group of dedicated individuals found a vacant building, and after a week of renovations and sewing classes we had our first classroom.  A teacher was hired before our departure to insure that the classes would continue.  Fast forward 9 years … today this center has become a force with momentum, growing on its own.  A new reality has unfolded where women can come to meet free of charge and learn to sew, tailor, alter clothing, and simply support one another in fellowship.   Baking classes and English lessons have also been added Student Baker_IMG_1808to supplement the sewing curriculum.  Upon graduation, the sewing graduates are given a sewing machine and the bakers are given a mixer.

Our 9th graduation of yearlong curriculum program – Sewing & tailoring graduates, Baking graduates, and English language graduates.

2-Graduation Class_IMG_1721The Rags to Bags program is an auxiliary program.  One of a kind handbags are made from otherwise discarded fabrics from the states.  Think of all that drapery fabric that might be otherwise thrown into landfills all for the sake of a new homeowner’s style preference!  Expired sample fabric books found in upholstery shops is another resource for great fabrics.  In the words of the ladies constructing the handbags . . . “We love working with such exotic fabrics!”  In the words of the many repeat customers . . . “We can’t wait to see the new styles!”

So, for the past 9 years Diane and I have gone down once a year, and sometimes twice a year to help bolster the programs growth.  Mostly now the program runs itself and we come to celebrate the graduations each October.  It’s been a joyful adventure.  From the orphanage we have seen a small seed take root and blossom into many beautiful branches.  In the Sewing Center We have witnessed women realize their self-worth, bloom with self-esteem and re-discover hope.

Johns Creek and Suwanee, Georgia

Today Johns Creek remembers past pioneer families with streets honoring these families such as Medlock, Rogers, McGinnis & Buice. These streets and schools are solid reminders of by gone days rich in city history.

By the year 2000 a grass-roots movement was underway to incorporate communities throughout northern Atlanta.
Following Sandy Springs successful example of incorporating in 2005, Johns Creek House Bill #1321 was passed and signed by Governor Sonny Purdue July 18, 2006. Residents gained more control over traffic growth and quality of life.

Suwanee started out as an Indian village. It was centered around the Chattahoochee River, but unlike the NEW city of Johns Creek, Suwanee was recognized as a city in 1837 with the erection of a post office. Today Suwanee enjoys the pedestrian small town feel with a New Town Center Park. A large interactive fountain called the “Big Splash,” shops and dining al fresco have become a gathering center to the Suwanee community.

The River Club located in Suwanee is home to many executives with stunning homes, nestled along the Chattahoochee River in unspoiled nature. The River Club is sought after for its gated privacy and casual elegance. Rivermoore Park, another master planned community was one of the first planned ‘park neighborhoods’ with an assortment of eclectic homes in various park neighborhoods. It is a nature lovers and walkers paradise with paths and meadow along the Chattahoochee.

“According to the latest FMLS stats there were
2,959 closings for Residential Single Family
detached houses in January 2015.

That represents a DECREASE of 7% over same period last year.
Active Inventory for Single Family houses is UP as of
the end of January with an INCREASE of about 12%!

NUMBERS are UP – The Median Sales Price rose during last 2 months of 2014 due to a decrease in supply, but now SUPPLY is UP in January 2015. What does this all mean?

What does this mean for Buyers & Sellers?

There is more inventory to choose from as Sellers become more confident in putting their homes on market due to higher sales prices.  Sellers are digging out from being under water.  Interest rates continue to be historically low.

What will the Future bring?

Interest rates historically tend to shift upward in the spring and back down again at year’s end.  With interest rates low and affordability high Atlanta is #1 of the Top 10 Housing Markets in the nation.
According to Realtor.com, Atlanta is predicted to have a 6% increase in home owning households over the next 5 years.

Where will these buyers be purchasing homes?

Urban areas are high on the list for Millennials. However, with ever-increasing price tags and growing families this trend may not be sustainable to most couples. Good school areas are always a strong pull for relocation clients as well as locals.  With more soft industries coming to the burbs, (e.g. Mercedes Benz – coming to Sandy Springs in 2015) there will be more viable lifestyle options to families and couples alike without the horrible commute that Atlanta is known for. “
