“Small Business Saturday?” ~ Saturday After Thanksgiving!

Did you know this coming Saturday is “Small Business Saturday?”

Join me this Saturday, November 26th, for one of the biggest kickoffs to the holiday season. For many of us, the most common Thanksgiving weekend traditions are usually: eating turkey on Thursday with family and friends, and then checking out the bargains on Friday. Don’t forget to add shopping at local small boutiques on Saturday!

The Small Business Saturday campaign was established by American Express in 2010 to encourage people to buy from independent retailers and other small businesses the Saturday after Thanksgiving. A growing number of chambers of commerce, small business organizations and local retailers around the nation are persuading shoppers to bypass the big malls, big-box stores and drop in to your local shops, right in our own backyard.

This year, think about all the small businesses located in and around Alpharetta, Johns Creek, Milton and Roswell — independent bookstores, dress shops, children’s clothing stores, home décor shops and many more fantastic boutiques. Show your support by shopping at, these local, independently owned businesses. You will be buying locally, supporting independent retailers and reinvesting money into the local economy. The retail environment has really changed over the past 10 years; many people are buying online without even leaving their homes. If you appreciate having independent businesses around your community, you need to show your support of them.

Stop by your local boutiques and find something special for you, or
someone you love, that you just can’t live without!

It’s going to be a day full of fun around town!

It is going to be a busy election year both locally and nationally. Read on for some tips in exercising your right to vote.

November will be an exciting month for our country!  We will exercise our right to elect a new President of the United States and many other important officeholders.  Make sure you are registered to vote and that you take the opportunity to do so.  Here is pertinent information to make sure you can exercise your right to vote.

  • The Georgia Secretary of State registers voters and oversees elections.  On their website, www.sos.ga.gov , you can:  locate your voting location, register to vote, obtain key election dates, identify early voting locations and see sample ballots.
  • To vote in the Presidential Election on November 8, 2016, you must be registered by October 11, 2016
  • Georgia law requires Georgia residents to show photo ID when voting in person.  You may show a driver’s license (even if expired) , government employee ID, US passport, Military ID, Tribal ID, free ID card issued at any county registrar’s office or Driver Services (DDS) office or certain College Student ID.
  • If you vote early there are numerous locations in your county in which you can vote. Early voting for the Presidential Election begins October 17, 2016. A list of locations and the hours/days (Saturday hours are available at some locations) for voting at those locations is available on the Georgia Secretary of State website listed above.   If you vote on election day, you must vote at the location designated as your polling place; again, you can find your designated polling place on the Georgia Secretary of State website.  The hours to vote on election day are 7:00 a.m. to 7:00 p.m.
  • Military and Overseas Voting for Georgia residents is available.  They may choose to receive their ballots by mail or electronically but all ballots must be returned by mail.
  • Absentee voting is also an option.  You may obtain an application for Absentee Ballot at the Georgia Secretary of State website.  Absentee ballots will be mailed as early as September 20, 2016.Aerials-150828-web-41

Atanta – Top 5 Markets to Watch

The WOW Team knows how to Live Atlanta Luxury“Atlanta is one of the Top 5 Markets to Watch in – 2016.”
The Urban Land Institute (ULI), is a nonprofit research organization who recently published its Emerging Trends in Real Estate report. They report that individual real estate markets are ranked based on their performance (and their expected performance) in three primary areas: investment, development, and home building. The general consensus is that Residential and Commercial real estate in Atlanta will thrive throughout 2016.

Why?
A) Home Building is still far behind our peak of 60,000 permits in a year. In 2014 according to the U.S. Census there were neawrly 27,000 permits pulled. This year’s stats haven’t been released yet but we suspect a healthy increase over 2014. However, there is still a notable lack of New Home construction in ALL price categories.
B) Resale Inventory remains low with less than 5 months of inventory in most price categories. Many homeowners are stuck because they don’t have enough equity to make a move worthwhile;
C) There is a pent up demand by homeowners who HAVE regained enough equity to sell and trade up.
Caveat: The Luxury market is a different story. Luxury homes is defined here as homes with a value of over $1.million. Depending on what geographic area you are in the inventory may fluctuate between 1-2 years. This too is better than a few years ago when inventory was between 2-3 years in the Luxury price points above $1.million.

Chief economist Lawrence Yun says the trend represents the release of pentup demand by homeowners who have regained enough equity to sell and trade up. But when you combine that with homeowners who might move but are stuck because they don’t have enough equity, plus a notable lack of newly built homes, you have a short.

It Takes Only A Mustard Seed

The following is insight to a program that Diane Rochford, the WOW Team and I hold dear to our hearts.
It has been an adventure & an experience of a lifetime.

1- Orphanage_16602-OrphanageThe Mustard Seed Communities opened an orphanage in Managua, Nicaragua (circa 2000) to assist the handicapped and/or mentally challenged children throughout Managua.  It was a last resort for abandoned children.  But there was another group equally desperate.  A group comprised of 300 families mostly consisting of women and children living inside the city dump, La Chureca.

From 2004 Mustard Seed had a feeding program within La Chureca, to aid the many desperately poor. This was only a temporary fix.  La Chureca has since been closed but tremendous poverty still exists outside the dump.

They say that if you give someone a fish you feed them for a day but if you give them a fishing pole you feed them for a lifetime.

A volunteer daydreamed about an education center where women could learn to sew and thus help support her family. It takes Only a Mustard Seed!

In 2006 a group of dedicated individuals found a vacant building, and after a week of renovations and sewing classes we had our first classroom.  A teacher was hired before our departure to insure that the classes would continue.  Fast forward 9 years … today this center has become a force with momentum, growing on its own.  A new reality has unfolded where women can come to meet free of charge and learn to sew, tailor, alter clothing, and simply support one another in fellowship.   Baking classes and English lessons have also been added Student Baker_IMG_1808to supplement the sewing curriculum.  Upon graduation, the sewing graduates are given a sewing machine and the bakers are given a mixer.

Our 9th graduation of yearlong curriculum program – Sewing & tailoring graduates, Baking graduates, and English language graduates.

2-Graduation Class_IMG_1721The Rags to Bags program is an auxiliary program.  One of a kind handbags are made from otherwise discarded fabrics from the states.  Think of all that drapery fabric that might be otherwise thrown into landfills all for the sake of a new homeowner’s style preference!  Expired sample fabric books found in upholstery shops is another resource for great fabrics.  In the words of the ladies constructing the handbags . . . “We love working with such exotic fabrics!”  In the words of the many repeat customers . . . “We can’t wait to see the new styles!”

So, for the past 9 years Diane and I have gone down once a year, and sometimes twice a year to help bolster the programs growth.  Mostly now the program runs itself and we come to celebrate the graduations each October.  It’s been a joyful adventure.  From the orphanage we have seen a small seed take root and blossom into many beautiful branches.  In the Sewing Center We have witnessed women realize their self-worth, bloom with self-esteem and re-discover hope.

Have you met the HENRYs?

If not, let me introduce you. The HENRYs are High-Earners-Not-Yet-Rich households who represent an increasingly important consumer group with strong spending power today and the potential of becoming wealthy. Not defined by age or occupation, they are identified by income. HENRY’s represent a growing group of homebuyers who, in many cases, can afford high-end homes.

Oh_HenrysDefined as consumers with combined household incomes between $100,000 and $250,000, HENRYs come in all age groups (no, they are not all young). They are excellent prospects for luxury home purchases, beginning at the entry level of luxury and moving up. About 25 million U. S. households fall into this category. That’s about 20% of total households. More important, HENRYs make up about 90% of the affluent consumer market.

HENRYs

In almost any spending category, HENRY’s are the affluent top 20 percent account for about 40 percent of total consumer spending, as measured by the Bureau of Labor Statistics. While this group may not be buyers and sellers of homes in the double digit millions, they are often buying in the top 10% of the market.

Here are a few characteristics of HENRYs which Unity Marketing has identified:

  • They appreciate a high level of service and want to work with pleasant people
  • They respond to stories. What stories are you telling about your listings?
  • They are executives and managers and they don’t leave their smarts at the office. They are careful buyers and their bragging rights come from making a good deal. So, think VALUE and remember that a good deal isn’t always lowest price.
  • They buy premium products. Is your service premium or standard?

The Farmers’ Markets Are Open

The Markets are Open!

Fresh_Fruits_&_VeggiesIn Alpharetta, Johns Creek and Roswell the Farmers’ Markets are now open and brimming with fresh produce and other products. After winter many of us are craving fresh fruits & vegetables and all the better that it is local. Most of these locations are open now through October.

In and around our neighborhoods, local farmers are busy preparing their produce to bring to the markets this weekend. Many of these vendors have been delivering produce to the market for years.

Some markets are open on Saturday and some open Saturday and Sunday. At the market you will find farmers with fruits, vegetables and natural meats, gardeners with fresh flowers and herbs, and makers of all sorts of edible home goods from yummy desserts and breads to local raw honey and homemade sauces, jellies, soaps and much more.

“According to the latest FMLS stats there were
2,959 closings for Residential Single Family
detached houses in January 2015.

That represents a DECREASE of 7% over same period last year.
Active Inventory for Single Family houses is UP as of
the end of January with an INCREASE of about 12%!

NUMBERS are UP – The Median Sales Price rose during last 2 months of 2014 due to a decrease in supply, but now SUPPLY is UP in January 2015. What does this all mean?

What does this mean for Buyers & Sellers?

There is more inventory to choose from as Sellers become more confident in putting their homes on market due to higher sales prices.  Sellers are digging out from being under water.  Interest rates continue to be historically low.

What will the Future bring?

Interest rates historically tend to shift upward in the spring and back down again at year’s end.  With interest rates low and affordability high Atlanta is #1 of the Top 10 Housing Markets in the nation.
According to Realtor.com, Atlanta is predicted to have a 6% increase in home owning households over the next 5 years.

Where will these buyers be purchasing homes?

Urban areas are high on the list for Millennials. However, with ever-increasing price tags and growing families this trend may not be sustainable to most couples. Good school areas are always a strong pull for relocation clients as well as locals.  With more soft industries coming to the burbs, (e.g. Mercedes Benz – coming to Sandy Springs in 2015) there will be more viable lifestyle options to families and couples alike without the horrible commute that Atlanta is known for. “

Top 5 Atlanta Companies - Keller Williams

Historic indicators predict this activity will ripple out to the suburbs.

Cumulative Market Sales for 3rd Quarter 2014 mirrors 2013 same period.  However, Keller Williams agents sales are up nearly 10% above other companies.  (see graph left – KW is indicated in RED)

We are watching in town condos where sales are 14% above 2013.  Historic indicators predict this activity will ripple out to the suburbs. As single family houses become more expensive due to short supply, condos and townhouses become more attractive.  Condo prices are going up because detached single family prices are going up.

The Atlanta market is in a “self leveling market” which simply put, means there are no extenuating indicators to give sharp up or downward momentum. 1-7% is a normal market for measuring an increase of median pricing.  The median sales price rose by +7.1% in 2014.

The median sales price was higher in September 2014 than the previous high median September price reached in 2007! WE ARE BACK!!

The chart attached (right) shows our median sales prices shown monthly, and by year.  2014 is indicated with the red line and shows that the median sales price was higher in September 2014 than the previous high median September price reached in 2007!

As we move toward the 4th quarter we are experiencing the seasonality of the market and any sudden global or national factors could expose the fragile nature of this recovery. (Below)

KW_3_Qtr_Stats_p_18Looking back  (2008 through 2014) on the activity of closed sales and the seasonality of the market the chart above shows we have consistent sales throughout the years, regardless of what kind of market we are experiencing. The blue bars at the bottom indicate the number of closed sales.  The red bars indicate the amount of inventory.  So, listing your home say in December could be a good thing since inventory is so low and there are still Buyers looking for good homes.

How does all this play out in community?  If you want more in depth information of months of inventory, or sales… we have those stats too.  This report is more of an overview for the Atlanta Market.

The good news is that prices are still attractive and interest rates are comparatively low.  It’s still a great time to get into the market!!

Duke Land Group - Roswell Riverwalk Village

Duke Land Group seeks rezoning of 104 acres near Holcomb Bridge Road & Ga. 400. (image: Duke Land Group)

Riverwalk Village an ecologically focused development has been haled as the most up and coming pedestrian friendly community in Atlanta!  I am thrilled to hear this development will incorporate the existing river park along Riverside Rd to residential homes, offices, schools, shops, hotel & restaurants and greenspace all within an easy on/off of HWY 400 and Holcomb Bridge Rd.  I am even more excited to hear the bike paths and pedestrian trails will eventually link with the Big Creek greenway with a proposed tunnel under Holcomb Bridge Rd.  Finally, Atlanta will rival other cities with a coherent plan for alternative bike paths and greenspace within a beautifully planned community!

What about traffic?  With an early off ramp you will be home ~ less traffic on Holcomb Bridge Rd., easier commute and potentially with more Class A office space in Riverwalk Village means more options for working in the immediate proximity of your home!

Should existing homeowners with the larger lots
be concerned for future resale?

I would say, ‘not to worry!!’
There will always be buyers who want privacy, larger home lots w/ mature trees and the traditional home.  Although the housing trends are pointing to more communities like Riverwalk Village, homeowners must also recognize that in these newer communities you will be experiencing a more urban lifestyle with closer proximity to neighbors and less privacy.  Recognize that there are all sort of buyer profiles and land is a finite entity.  Those of us on larger pieces of property will always have a unique value proposition.  Dirt prices continue to rise and Buyers will always be weighing their options between the various community options.
