Make Your Voice Heard – Neel, Robinson & Stafford, LLC

It is going to be a busy election year both locally and nationally. Read on for some tips in exercising your right to vote.

November will be an exciting month for our country!  We will exercise our right to elect a new President of the United States and many other important officeholders.  Make sure you are registered to vote and that you take the opportunity to do so.  Here is pertinent information to make sure you can exercise your right to vote.

  • The Georgia Secretary of State registers voters and oversees elections.  On their website, www.sos.ga.gov , you can:  locate your voting location, register to vote, obtain key election dates, identify early voting locations and see sample ballots.
  • To vote in the Presidential Election on November 8, 2016, you must be registered by October 11, 2016
  • Georgia law requires Georgia residents to show photo ID when voting in person.  You may show a driver’s license (even if expired) , government employee ID, US passport, Military ID, Tribal ID, free ID card issued at any county registrar’s office or Driver Services (DDS) office or certain College Student ID.
  • If you vote early there are numerous locations in your county in which you can vote. Early voting for the Presidential Election begins October 17, 2016. A list of locations and the hours/days (Saturday hours are available at some locations) for voting at those locations is available on the Georgia Secretary of State website listed above.   If you vote on election day, you must vote at the location designated as your polling place; again, you can find your designated polling place on the Georgia Secretary of State website.  The hours to vote on election day are 7:00 a.m. to 7:00 p.m.
  • Military and Overseas Voting for Georgia residents is available.  They may choose to receive their ballots by mail or electronically but all ballots must be returned by mail.
  • Absentee voting is also an option.  You may obtain an application for Absentee Ballot at the Georgia Secretary of State website.  Absentee ballots will be mailed as early as September 20, 2016.Aerials-150828-web-41

After the death of the Gerrard’s, part of the land became available due to an estate tax situation and Ellard was born. Ellard became a beautiful legacy to the history of the bygone eras affording much park land and tree-lined/lamp lighted sidewalks, porches and verandahs bringing neighbors together with modern conveniences.

Discriminating charm includes a caretaker’s cottage reminiscent of entries to estates in England circa 18th century. This gate house ensures 24 hour guarded security.

Atanta – Top 5 Markets to Watch

The WOW Team knows how to Live Atlanta Luxury“Atlanta is one of the Top 5 Markets to Watch in – 2016.”
The Urban Land Institute (ULI), is a nonprofit research organization who recently published its Emerging Trends in Real Estate report. They report that individual real estate markets are ranked based on their performance (and their expected performance) in three primary areas: investment, development, and home building. The general consensus is that Residential and Commercial real estate in Atlanta will thrive throughout 2016.

Why?
A) Home Building is still far behind our peak of 60,000 permits in a year. In 2014 according to the U.S. Census there were neawrly 27,000 permits pulled. This year’s stats haven’t been released yet but we suspect a healthy increase over 2014. However, there is still a notable lack of New Home construction in ALL price categories.
B) Resale Inventory remains low with less than 5 months of inventory in most price categories. Many homeowners are stuck because they don’t have enough equity to make a move worthwhile;
C) There is a pent up demand by homeowners who HAVE regained enough equity to sell and trade up.
Caveat: The Luxury market is a different story. Luxury homes is defined here as homes with a value of over $1.million. Depending on what geographic area you are in the inventory may fluctuate between 1-2 years. This too is better than a few years ago when inventory was between 2-3 years in the Luxury price points above $1.million.

Chief economist Lawrence Yun says the trend represents the release of pentup demand by homeowners who have regained enough equity to sell and trade up. But when you combine that with homeowners who might move but are stuck because they don’t have enough equity, plus a notable lack of newly built homes, you have a short.

Historic Roswell GA ~ a Favorite Community just north of Atlanta

The city of Roswell is named after Roswell King who settled here around 1830.  Roswell built a cotton mill and a plantation but the Civil War brought destruction as Sherman ordered the burning of the mill.    The Smith Plantation home, Barrington Hall, , and  Bulloch Hall still stand  as  testaments to the plantation era surviving the fires and now lovingly restored. Bulloch Hall is most notable as the childhood home of President Theodore Roosevelt’s mother … Mittie Bulloch.

Let’s take a stroll downtown Roswell today.  Bistros, art galleries, boutiques, and fine dining are enjoyed by both locals and tourists alike.  Whatever your palette choice might be you can likely find it along Canton Street. Image

Should We Fear the Shadow Inventory ?

Predictions for housing in 2013 are bullish by most accounts.  That sounds like a fair assessment when supplies are low and demand is up in most market areas such as in Atlanta GA.Rear side of Providence Estate

Low inventory in good homes as well as geographic locations in close proximity to excellent schools drives housing desirability.  Here in Atlanta GA we are seeing “school flight” increasing demands on the Decatur City schools, while the city of Atlanta figures out the redistricting.  We see North Fulton and East Cobb county experiencing unusual demands on the low inventory, increasing the incidences of multiple offers on available “good homes”.

So what about the foreclosures and the short sale shadow inventories that haven’t hit the market yet?  How will 2013 shape up for the housing market in Atlanta and the rest of the country.  According the WSJ… the shadow inventory is overhyped as a housing threat.  The shadow inventory is shrinking.

Salem Dr  After photoAs a residential real estate specialist here in Atlanta I personally see evidence of  foreclosure homes being snapped up by the hearty investor appetite who are buying ‘to hold and rent’. Trimmed inventories and backlogs of investors are further reducing the discount of foreclosures due to competition.  While Atlanta’s market has liberal foreclosure laws (GA. is a non judicial foreclosure state) other states may experience a more difficult transition due to court-administered foreclosure processes to clear bad debt.

Where do you think we’ll be this time next year?!  Will our rear view mirror look back on 2013 as the year housing leaps forward or will the shadow inventory dampen our enthusiasm for the housing rebound?  My optimism tells me 2013 will be a banner year for most of us… most especially in our Atlanta market.  Don’t let the possible shadow inventory dampen your spirits!  Instead raise a toast to new beginnings… and let the New Year begin!!

Peachtree Corners ~ newest city just north of Atlanta

Peachtree Corners is the newest and largest new city of Gwinnett County.  It has a population of 34,000 people and lies on about 17 square miles.  The city shares borders with the cities of Dunwoody, Norcross, Berkely Lake, Johns Creek, Duluth and Norcross.

July 1, 2012 was an historic day when the governor of Georgia, Nathan Deal, proclaimed Peachtree Corners a city.  You will be hearing lots more of this exciting new city as the quality of life is worth a good peak!

The Forum is at the heart of the city and a sought out destination for dining and shopping.  This upscale retail center where music fills the air while you stroll the manicured gardens along the storefronts celebrates each season with community events like Christmas caroling, carriage rides and festival of lights.  You can find everything from Trader Joe’s fine foods to Williams and Sonoma and Barnes and Noble to Pottery Barn and everything in between.

The Chattahoochee River flows in close proximity to many beautiful neighborhoods and parks.  Canoeing, hiking, swimming and biking are everyday activities as temperatures are moderate most of the year.

Homes range from moderately priced to luxury homes with the latest technological trends.  Here is a sampling of homes with links to the actual home info or community.

The Sellers on these 2 resale homes love their communities for the walkability, and close proximity to amenities.  Both are new listings in the area priced at $325,000 and $279,000 respectively.   Golds Gym is a favorite haunt of my client Bob.   Gerry enjoys hiking the Appalachian trail (the trailhead is only an hour away!)   In fact Gerry is out w/ her husband George now on a 100 mile trek!  WOW!

This business center provides a foundation for   local jobs of graduates in high technology fields.  Tucked within the canopy of trees that Atlanta is known for, this center is home to many executives who live within a very easy commute to the campus!

DIY Tips For Updating Your Home

Looking to update your home but don’t have the money for a huge renovation? There are several budget friendly ways to bring those outdated rooms out of the dark ages. Not only will updating provide you with more enjoyment of your home, it can significantly increase its value as well. There are two areas of your home you need to keep in mind when planning on updating- the kitchen and bathrooms. A remodeled kitchen and bathroom can add 75%-100% to a home’s return on investment (ROI). Not only do these rooms have the highest return on investment, they can also decrease the amount of time your home is on the market.

The kitchen is considered the heart of the home, which is why it is a significant selling point to future buyers. Some easy ways to update this room include replacing the kitchen faucet and adding new cabinet door hardware. Update old, harsh florescent lighting fixtures with hanging lights above work areas, recessed lighting, and energy-efficient dimmers. If your appliances don’t match you can try ordering new doors or face panels from the manufacturer or upgrading to new energy efficient appliances. If the flooring is outdated, install hardwood or tile flooring to give it a facelift. Painting or re-facing old cabinets can make a huge difference at minimal cost. Also if it is in your budget, replace the countertop with natural stone. Putting up a simple back splash and a fresh coat of paint can nicely complement your other updates.

Renovating an existing bathroom can definitely add value to your home. This room can get a lot of wear and tear from all the moisture present that can cause fixtures to age rapidly. Update lighting, faucet sets and replace the showerhead to liven up your old bath decor. Make sure the new hardware is all the same metal finish to tie the room together. Resurfacing the current vanity cabinets, or even installing a new pedestal sink, can completely change the look of the room. Replace old discolored flooring with fresh vinyl or tile. Re-grouting tub and showers and replacing any chipped tiles will make the room feel cleaner and brighter. Replace a lackluster mirror with a framed decorative one that the complements to room or add your own frame to the current mirror by gluing molding around the edges. Lastly, paint the room a bright, neutral color that reflects light so that the room looks larger.

So if you are either updating your home because you plan on being there for many years to come or you are looking to sell, these rooms will provide the best return on investment and give a new feel to your home.

Fun Fall Activites In and Around Atlanta

The crisp, cool Fall weather bring with it many fun activities to do around Atlanta. From apple picking to haunted houses there is something for everyone in September, October and November. Many wonderful fall events are located in North Georgia, where you can enjoy the beautiful sloping mountainscapes while the seeing leaves change colors. Check out our list of fun things to do with your family and friends to enjoy the fall fun around Atlanta.

Octoberfest
If you are looking for a true German experience, head up to the small barbarian village of Helen, GA. From September 22 through October 30 you can attend the best Oktoberfest in Georgia. Enjoy German music, dancing, food & drink. If Helen is a little far, there are plenty of activities around metro Atlanta. Der Biergarten, downtown Atlanta’s very own German watering hole, is hosting Oktoberfest activities throughout the season. Even though Fado’s is an Irish Pub, they will celebrate Octoberfest this year with a street festival, live music, a bratwurst eating contest and a Strongmain Stein Holding contest on Oct. 1st.

Haunted Houses
Atlanta is know for having some of the best and scariest haunted houses in the country. For a thrilling evening of frightful fun, head over to Netherworld, which opens Sept 28th. This ghoulish attraction has regularly received national attention for being one of America’s best haunted houses in the nation. Another unique and terrifying place to try is the Atlanta Zombie Apocalypse. This will feel like you literally become part of a zombie horror movie, running in and out of old abandoned warehouses while dodging zombies that are out to get you in a post apocalyptic world.

Apple Picking
Apple Picking is a great way to get away with the family and enjoy the beautiful Fall weather in North Georgia. There are several areas where you can go to pick your own apples, but Ellijay, GA is known to be one of the most popular. They even host the Georgia Apple Festival in October, an event where you will find an arts and crafts market, festival food, and tons of family friendly games and activities. Also check out the BJ Reece Apples House while you are there. They are a family run business that even offers an apple cannon and petting zoo in addition to apple picking. If you are looking to pick a particular type of apple, make sure to call in advance to see if it is in season.

Corn Mazes
Trying to find you way through a corn maze has been a fun fall tradition for many families. Most locations are just a short drive north if Atlanta, the closest and most poplar being Cagles Family Farm in Cherokee County. In addition to a maze adventure, you can enjoy a hayride, checkout the haunted barn, or gather around the bonfire at night with friends with some hot chocolate. You can also head further north to the Enchanted Maize by Rock City, just outside of Chattanooga at the foot of Lookout Mountain. They promise to give you a fall experience you will long remember.

Pumpkin Patches
Instead of grabbing your pumpkin from the local grocery store, why not make it a memorable family experience. There are several pumpkin patches in Georgia where you can find the perfect fall pumpkin. If you would like to pick your pumpkin right off the vine, then the Yule Forest Pumpkin Patch is for you.  Located in Stockbridge, this pumpkin patch has more than just pumpkins; it also has a science center and fun zone for the kids and young at heart. Another location just north of Atlanta is Burt’s Farm. They have an impressive selection of every type of pumpkin, winter squash, gourds and fall decoration. Also check out their store that offers fresh pumpkin pies and pumpkin roll, as well as other goodies.
