Make Your Voice Heard – Neel, Robinson & Stafford, LLC

It is going to be a busy election year both locally and nationally. Read on for some tips in exercising your right to vote.

November will be an exciting month for our country!  We will exercise our right to elect a new President of the United States and many other important officeholders.  Make sure you are registered to vote and that you take the opportunity to do so.  Here is pertinent information to make sure you can exercise your right to vote.

  • The Georgia Secretary of State registers voters and oversees elections.  On their website, www.sos.ga.gov , you can:  locate your voting location, register to vote, obtain key election dates, identify early voting locations and see sample ballots.
  • To vote in the Presidential Election on November 8, 2016, you must be registered by October 11, 2016
  • Georgia law requires Georgia residents to show photo ID when voting in person.  You may show a driver’s license (even if expired) , government employee ID, US passport, Military ID, Tribal ID, free ID card issued at any county registrar’s office or Driver Services (DDS) office or certain College Student ID.
  • If you vote early there are numerous locations in your county in which you can vote. Early voting for the Presidential Election begins October 17, 2016. A list of locations and the hours/days (Saturday hours are available at some locations) for voting at those locations is available on the Georgia Secretary of State website listed above.   If you vote on election day, you must vote at the location designated as your polling place; again, you can find your designated polling place on the Georgia Secretary of State website.  The hours to vote on election day are 7:00 a.m. to 7:00 p.m.
  • Military and Overseas Voting for Georgia residents is available.  They may choose to receive their ballots by mail or electronically but all ballots must be returned by mail.
  • Absentee voting is also an option.  You may obtain an application for Absentee Ballot at the Georgia Secretary of State website.  Absentee ballots will be mailed as early as September 20, 2016.Aerials-150828-web-41

Atanta – Top 5 Markets to Watch

The WOW Team knows how to Live Atlanta Luxury“Atlanta is one of the Top 5 Markets to Watch in – 2016.”
The Urban Land Institute (ULI), is a nonprofit research organization who recently published its Emerging Trends in Real Estate report. They report that individual real estate markets are ranked based on their performance (and their expected performance) in three primary areas: investment, development, and home building. The general consensus is that Residential and Commercial real estate in Atlanta will thrive throughout 2016.

Why?
A) Home Building is still far behind our peak of 60,000 permits in a year. In 2014 according to the U.S. Census there were neawrly 27,000 permits pulled. This year’s stats haven’t been released yet but we suspect a healthy increase over 2014. However, there is still a notable lack of New Home construction in ALL price categories.
B) Resale Inventory remains low with less than 5 months of inventory in most price categories. Many homeowners are stuck because they don’t have enough equity to make a move worthwhile;
C) There is a pent up demand by homeowners who HAVE regained enough equity to sell and trade up.
Caveat: The Luxury market is a different story. Luxury homes is defined here as homes with a value of over $1.million. Depending on what geographic area you are in the inventory may fluctuate between 1-2 years. This too is better than a few years ago when inventory was between 2-3 years in the Luxury price points above $1.million.

Chief economist Lawrence Yun says the trend represents the release of pentup demand by homeowners who have regained enough equity to sell and trade up. But when you combine that with homeowners who might move but are stuck because they don’t have enough equity, plus a notable lack of newly built homes, you have a short.

It Takes Only A Mustard Seed

The following is insight to a program that Diane Rochford, the WOW Team and I hold dear to our hearts.
It has been an adventure & an experience of a lifetime.

1- Orphanage_16602-OrphanageThe Mustard Seed Communities opened an orphanage in Managua, Nicaragua (circa 2000) to assist the handicapped and/or mentally challenged children throughout Managua.  It was a last resort for abandoned children.  But there was another group equally desperate.  A group comprised of 300 families mostly consisting of women and children living inside the city dump, La Chureca.

From 2004 Mustard Seed had a feeding program within La Chureca, to aid the many desperately poor. This was only a temporary fix.  La Chureca has since been closed but tremendous poverty still exists outside the dump.

They say that if you give someone a fish you feed them for a day but if you give them a fishing pole you feed them for a lifetime.

A volunteer daydreamed about an education center where women could learn to sew and thus help support her family. It takes Only a Mustard Seed!

In 2006 a group of dedicated individuals found a vacant building, and after a week of renovations and sewing classes we had our first classroom.  A teacher was hired before our departure to insure that the classes would continue.  Fast forward 9 years … today this center has become a force with momentum, growing on its own.  A new reality has unfolded where women can come to meet free of charge and learn to sew, tailor, alter clothing, and simply support one another in fellowship.   Baking classes and English lessons have also been added Student Baker_IMG_1808to supplement the sewing curriculum.  Upon graduation, the sewing graduates are given a sewing machine and the bakers are given a mixer.

Our 9th graduation of yearlong curriculum program – Sewing & tailoring graduates, Baking graduates, and English language graduates.

2-Graduation Class_IMG_1721The Rags to Bags program is an auxiliary program.  One of a kind handbags are made from otherwise discarded fabrics from the states.  Think of all that drapery fabric that might be otherwise thrown into landfills all for the sake of a new homeowner’s style preference!  Expired sample fabric books found in upholstery shops is another resource for great fabrics.  In the words of the ladies constructing the handbags . . . “We love working with such exotic fabrics!”  In the words of the many repeat customers . . . “We can’t wait to see the new styles!”

So, for the past 9 years Diane and I have gone down once a year, and sometimes twice a year to help bolster the programs growth.  Mostly now the program runs itself and we come to celebrate the graduations each October.  It’s been a joyful adventure.  From the orphanage we have seen a small seed take root and blossom into many beautiful branches.  In the Sewing Center We have witnessed women realize their self-worth, bloom with self-esteem and re-discover hope.

The Start of Summer Vacation in Alpharetta, Georgia

Memorial Day weekend often signals
the start of Summer vacation.

Kids have packed away the schoolbooks and replaced them with summer reading lists.  Moms shuttle to swim meets instead of soccer games.  Weather becomes a more constant high of 80+ degrees instead of the intermittent winds, rains and hail of springtime.  Life’s pace actually slows down . . . just a bit!

So take time to look around at all the newest changes taking place in our neck of the woods! The start of Summer vacation proves to be quite eventful here in Alpharetta, Georgia.

Have you ventured out to see what’s happening
in Alpharetta lately!

WOW an amazing streetscape is evolving down Alpharetta’s Main Street!  The new city hall sits back regally overlooking a fresh carpet of lawn and trees. A new public library sits adjacent to city hall & street roundabouts and garden pots grace the more pedestrian friendly streetscapes.  In fact Alpharetta’s commitment to revitalizing downtown has increased residential and commercial interests across the whole city.

Avalon a $600 million mixed use development fills the need for high-end retail,  Whole Foods, and executive ‘urban style’ housing , while the downtown area of Alpharetta maintains the historic motif with mom & pop shops such as a favorite of mine Karen’s Fabrics!  Karen has been around for 20 years and is an expert in today’s upscale furniture & window fabric designs at reasonable price points. Before my real estate career  (18 years ago! WOW) I worked with Karen and remember the hey day of swags and jabots!

With Wills Park and now the new city center and Avalon in place we will be looking forward to the ‘bridging’ of these 3 dynamic locations with pedestrian friendly parks, bikeways, and much more!

A new dynamic city center is unfolding and this summer will be transformative in many ways . . . There will certainly be more festivals, concerts, shops and dining to explore.  After years of recession we’re finally digging out and building  up in a big way here in Alpharetta!!!

Historic Roswell GA ~ a Favorite Community just north of Atlanta

The city of Roswell is named after Roswell King who settled here around 1830.  Roswell built a cotton mill and a plantation but the Civil War brought destruction as Sherman ordered the burning of the mill.    The Smith Plantation home, Barrington Hall, , and  Bulloch Hall still stand  as  testaments to the plantation era surviving the fires and now lovingly restored. Bulloch Hall is most notable as the childhood home of President Theodore Roosevelt’s mother … Mittie Bulloch.

Let’s take a stroll downtown Roswell today.  Bistros, art galleries, boutiques, and fine dining are enjoyed by both locals and tourists alike.  Whatever your palette choice might be you can likely find it along Canton Street. Image

Peachtree Corners ~ newest city just north of Atlanta

Peachtree Corners is the newest and largest new city of Gwinnett County.  It has a population of 34,000 people and lies on about 17 square miles.  The city shares borders with the cities of Dunwoody, Norcross, Berkely Lake, Johns Creek, Duluth and Norcross.

July 1, 2012 was an historic day when the governor of Georgia, Nathan Deal, proclaimed Peachtree Corners a city.  You will be hearing lots more of this exciting new city as the quality of life is worth a good peak!

The Forum is at the heart of the city and a sought out destination for dining and shopping.  This upscale retail center where music fills the air while you stroll the manicured gardens along the storefronts celebrates each season with community events like Christmas caroling, carriage rides and festival of lights.  You can find everything from Trader Joe’s fine foods to Williams and Sonoma and Barnes and Noble to Pottery Barn and everything in between.

The Chattahoochee River flows in close proximity to many beautiful neighborhoods and parks.  Canoeing, hiking, swimming and biking are everyday activities as temperatures are moderate most of the year.

Homes range from moderately priced to luxury homes with the latest technological trends.  Here is a sampling of homes with links to the actual home info or community.

This business center provides a foundation for   local jobs of graduates in high technology fields.  Tucked within the canopy of trees that Atlanta is known for, this center is home to many executives who live within a very easy commute to the campus!

DIY Tips For Updating Your Home

Looking to update your home but don’t have the money for a huge renovation? There are several budget friendly ways to bring those outdated rooms out of the dark ages. Not only will updating provide you with more enjoyment of your home, it can significantly increase its value as well. There are two areas of your home you need to keep in mind when planning on updating- the kitchen and bathrooms. A remodeled kitchen and bathroom can add 75%-100% to a home’s return on investment (ROI). Not only do these rooms have the highest return on investment, they can also decrease the amount of time your home is on the market.

The kitchen is considered the heart of the home, which is why it is a significant selling point to future buyers. Some easy ways to update this room include replacing the kitchen faucet and adding new cabinet door hardware. Update old, harsh florescent lighting fixtures with hanging lights above work areas, recessed lighting, and energy-efficient dimmers. If your appliances don’t match you can try ordering new doors or face panels from the manufacturer or upgrading to new energy efficient appliances. If the flooring is outdated, install hardwood or tile flooring to give it a facelift. Painting or re-facing old cabinets can make a huge difference at minimal cost. Also if it is in your budget, replace the countertop with natural stone. Putting up a simple back splash and a fresh coat of paint can nicely complement your other updates.

Renovating an existing bathroom can definitely add value to your home. This room can get a lot of wear and tear from all the moisture present that can cause fixtures to age rapidly. Update lighting, faucet sets and replace the showerhead to liven up your old bath decor. Make sure the new hardware is all the same metal finish to tie the room together. Resurfacing the current vanity cabinets, or even installing a new pedestal sink, can completely change the look of the room. Replace old discolored flooring with fresh vinyl or tile. Re-grouting tub and showers and replacing any chipped tiles will make the room feel cleaner and brighter. Replace a lackluster mirror with a framed decorative one that the complements to room or add your own frame to the current mirror by gluing molding around the edges. Lastly, paint the room a bright, neutral color that reflects light so that the room looks larger.

So if you are either updating your home because you plan on being there for many years to come or you are looking to sell, these rooms will provide the best return on investment and give a new feel to your home.

Glen Abbey Mega Amenities v.s. Hartridge Intimate Swim Tennis

Clients always ask … “How important is living in a Swim Tennis community  for Resale Value.”  This is an interesting Question.  It is all in the perspective.  What communities are you competing with when you go to sell?  Are they truly comparable homes? Put on your Buyers cap to decide where you might get the better value.   Often if you have a growing family then YES, you will definitely attract the more like Buyers when you go to sell.  There is a caveat to this however.  If housing prices combined with dues for HOA are too high by comparison to other comparable neighborhoods which might be “closer in”, then many families will opt for an easier commute over the mega amenities package.

This Swim Tennis club at Hartridge offers WI-Fi and has a more intimate setting.  The pros are …. less costly maintenance and the neighborhood location is considered closer in.  Buying in a Swim Tennis community is still a good bet for Resale but as in anything in life…. there is a house and setting for everyone.  An updated home, well cared for and loved, trumps a swim tennis most every time!  The bonus is the amenities package!  Happy hunting….
